Scope: the quoted demolition and structural package for the two-unit duplex at 213 South Birdneck Rd — both units. No other trade is part of this scope.
Notes: the jobsite is left clean once the work is complete. Unforeseen concealed conditions — hidden rot or termite damage beyond the inspected areas — are documented and presented for written approval before that work proceeds.
Warranty: one (1) year workmanship on the structural framing, floor leveling / subfloor and general trades from substantial completion.
Not included: the balance of the duplex renovation — roofing, windows and exterior doors, siding, framing, insulation, drywall, trim, painting, cabinets and countertops, tile, flooring, appliances, plumbing, electrical and HVAC. Those lines remain available on the full estimate.
